Under appraised the value of my home by 15-17K Ripoff

When I bought my Home in it appraised at 105K. I put it on the market in June for 108K.in October it almost sold, but appraised at 103K. The couple could not come up with the down payment. Well I had another couple interested in it and we went all the way to the day after it was supposed to close and found out the VA appraiser valued it at 88K which is 1k less than I paid for it. I got a hold of the initial appraisel and compared it to the VA. I found many mistakes. He has my acres as 1.66 when I really have 3.13Acres.in the county records, my property is in two pages one for the lot with the house and the vacant lot in back for the horse pasture. On his report it looks like he only appraised the house on just the one lot, which would explain why he came out so low. He did not add the value of my other lot. As a result I lost my buyer. I did call today and left a message. What are my rights and has this happened to anyone else?
