Unexplained "unapplied balance" charge and rude customer service reps

About a year ago this company bought our mortgage. At first they were sending nasty debt collection letters before our payments were even late. Their billing statements have always been a month behind, which can get confusing.

Now, I was late on a couple of months' payments, even though I sent the late payment amount. They are charging something called an unapplied balance. I tried to find this in my original mortgage agreement, and they're not correct in this extra charge. For every problem I have had with this company, I have called their customer service department, and every time the reps were extremely rude.

This last time, the man talked to me like an idiot. Before this company took over, we never had a late payment in 5 years, but since then we've had 4 late payments. They say they don't get them there on time. I don't believe them.
