Take the money and run while your home goes away

This firms sends out notices to homeowners who are in trouble with their lender and facing a possible foreclosure. They send this little postcards that say you may qualify for HUD rights for prepayment and the foreclosure can be stopped at an early stage. They even have a toll free line to call.

We called, they took some basic information about the home and mortgage and said they would get back in touch. True to their word, they called back in about 10 minutes and had all sorts of information and a game plan they said the lender would go with. We just had to put up $1,500.00 in the next two days, and that would go toward the $5,000.00 they quoted as what the lender would settle for to make the foreclosure stop and bring everything current. Sounded like a deal and we set up an electronic payment.

As it happened, the lender called two days later. We told them who we were going with and why. The lender said they never heard from the company and they were the only ones who could set the terms for the loan. American Housing Authority had never contacted the lender! The lender said that for $1,500.00 to them, we could get started on a plan and what the payments would be and for how long. The lender said if we continued to use American Housing Authority, the terms would be the same and we would still have to come up with another $1,500.00.

We called American Housing Authority and said we didn't want to use their services. They even faxed us a refund request. This is the same day they processed the payment from our account.

We heard nothing back from the company. We did come up with the money for the lender and currently are working on a plan. However, American Housing Authority did not refund our money. We called many times, spoke to the broker we worked with, their accountant and finally their legal staff. They said they would not refund the money, that their contract prohibited mid-term cancellations.

The fact that they had not even contacted the lender yet had not bearing. Once they have your money they keep it, even if they do nothing to earn it.

It took us over a month before we got the final answer from them. No money back.

This is a pretty sweet deal. They take your money, do nothing and get keep it.

No three day right of rescission. Nothing. I have sent notices to our local PD, Sheriff, Consumer Watchdogs from various media outlets and no one cares.
