Nanci hudson another foreclosure scam company! Beware and avoid at all costs!

American Housing Counsel, Inc., managed by Nanci Hudson, is simply just another FORECLOSURE SCAM company seeking to take advantage of innocent homeowners who do not know where they can find real help! If you have received a postcard from them or heard them on the radio, PLEASE stay away from them and do not throw more than $1,250 down the drain on their alleged "HUD RIGHTS" services and programs!

Just a few points to consider:

A. THEY ARE NOT HUD OR AFFILIATED WITH HUD (The US Department of Housing and Urban Development). They're a Loss Mitigation Firm that is NOT recognized by HUD, the Better Business Bureau, or any other reputable sources for information regarding businesses. They claim on their site they are a "trusted name in Loss Mitigation Services, " yet their success cannot be verified or traced. Not even a testimonial. Try to Google them and you'll see for yourself. They claim to be owned by a large group of attorneys, but they would not release the name of the firm. Suspicious? You bet!

B. Reps of american housing counsel are paid commission only and are trained to use aggressive business tactics. For homeowners experiencing such difficult times, the last thing they want to deal with is a representative who uses aggressive sales and fear tactics to persuade you to pay up for their services. They will tell you that they utilize the guidelines set forth by HUD to qualify you for a hardship program, something you can do yourself by contacting HUD and finding out what your rights are and using that information to work out a loan modification with your lender. C. American housing counsel is a for profit company. There are many Non-Profit organizations that can assist you in having your foreclosure stopped. Call your local HUD office to get a list of non-profit organizations that can better inform you of your options and do not succumb to the shady business practices of American Housing Counsel.

D. Their services are not guaranteed and there's no refund. Only do business with an organization or company that is willing to refund you whatever fee you paid for their services if they CANNOT help you. American Housing Counsel DOES NOT guarantee their services nor do they refund any fees paid! If you choose their payment plan and send in ANY of your payments late, they terminate your account and you lose all moneys paid. Just one more way they will screw you according to the terms of the agreement.

E. THEY DO NOT HAVE A REAL OFFICE! American Housing Counsel will have you think you're working with a legitimate company by their "appearance." Little do clients know that they merely rent out a small office in a huge building so they can appear and seem like a huge corporation. These small office spaces can be easily rented out and I assure you that you will NEVER be able to go unannounced and speak with any one there from the company. Why? It's a one man show (or should I say woman). Nanci Hudson is the only person you will locate at the Orlando branch and she's never there simply because she's out taking advantage of people herself. Furthermore, they state that the lender "requires" them to drive out to your property to make sure the property is ok. There is NO lender requirement or HUD requirement that states that any third party company (including Loss Mitigation Firms) have to drive out to your property to make sure it is ok. This is their way of not having you come to the office to see the huge SCAM for yourself.

F. If you inevitably come across american housing counsel, ask the following questions. If you claim to have been in business for over 20 years, why have you not become a member of the Better Business Bureau? What large attorney group owns American Housing Counsel? Where AND When were you incorporated? Do you have any additional corporate numbers where I can verify the information given to me (for example, an HR Department)? Where on HUD's website can I reference my rights as a homeowner?

You will not get an answer to any of these questions. AMC tries to keep as much from you as they possibly can. The less you know, the better - is their policy. They will give you the run-around until you give in because of your delicate situation. They know what to say, how to say it, and when to say it so that you're eventually vurnerable to their aggressive fear tactics.

Contact HUD about your rights, not American Housing Scam. There's nothing American about this company and they sure aren't trying to help you.
