I rent from this property for a year. My lease was up for renewal and I decided to move out of the property because the property manager decided to raise the rent. Their justification was based on the market not the condition of the home because it was poor! Nonetheless, I decided would buy a new instead of continuing to rent and run the risk of renting from a company like Patriot Properties.

The property was listed for rent and the property listed my cell phone number as the main point of contact therefore realtors was calling my phone throughout the day. We moved out of the property and was advised by the office staff that since we were moving out on the weekend there was no need to be present for the checkout (wrong decision on my part). Not being present for the checkout inspection allowed them free reign to charge what the want and they did just that! We had the carpet professionally cleaned left them receipts as well as had the place cleaned and caulked.

We received our deposit and it was deducted $500 plus for items they stated we did not complete prior to our departure. They also charged us for items that were broke (and notated in my copy of the rental contract) when the previous tenant moved out if the property. I wrote them an email asking why I was being charged for items that were broken and notated on the contract when we moved in. They responded back by saying yes the items were broken when we moved but they repaired the screens (which is not true) and we damaged them during our time in the property. They also charged us a late fee that we were never notified in writing that the amount was on our account and as far as I knew the rent was always paid on time!

Another situation I should mention, they have listed in their contract that they consider a weekend emergency when the heater goes out in the winter. Well this happened to me, I made the service call and a representative came out to fixed the unit on a Saturday morning. We were later charged for the person coming out because per Patriot Properties the call was "unnecessary". I have small children and when it is 30 degrees outside and the heater is not working, I believe having the heater repaired warrants a necessary service call!

Homeowners-Save yourself some time, financial losses and headaches, do not let this company manage your property! Tenants if this company is listed as the listing company for a home you want to rent, please find another property because you will be out of money in the end. I am sure the homeowner got the clue about Patriot Properties. They decided to not allow Patriot Properties to continue to rent their property and instead went with another company to manage their property.
