Total Scam! Ripoff Burbank

I highly recommend staying away from a Home Warranty, especially LAnd America. They make you seem like you are getting such a great deal when they are pestering you to purchase on on the sale of a home, but once you make a claim, they deny, deny, deny!

I had a broken pipe under the basement sub-floor. Called BHWC to repair. Told them the problem and they set up someone to look at it. Contractor arrived, said it was out of his scope of work and they need to call a plumber out. Next contractor just did not show up at the scheduled time and "did not know what happened to the contractor."

So, BHWC said to find my own plumber to get repairs done. I just needed to get their authorization before work could be done. Well, my plumber came out, gave a diagnosis and BHWC freaked out because of the cost. After "talking to their supervisors" claim was denied. First person said it was filed as a drain stoppage, even though their first contractor came out and told them why he could not fix the problem and I explained to them the problem on the phone.

Then after my plumber came out and told them the problem and cost, they said it was not normal wear and tear and that they are denying the claim. We do not know the real reason the pipe broke, but they are saying deny, deny, deny. So, really, why are these warranties pushed on the consumer and touted as such great policies and "we will replace the item, no worries, " when all they do is deny the claims and push the problem on something that is "not covered?"

I say these are complete scams and should be looked into as such.
