Didn't follow-through w / agreement

Worked with Judi while searching for a home in the Tampa Bay area. Put in a bid on a short-sale. At time of bid the front lawn was in excellent condition, however, the lawn died while waiting 9 months for a response from the bank.

I told Judi that the dead lawn was a deal-breaker for me and that I would back-out of the deal if it was not resolved. She made a verbal agreement with me that she would contribute $500 towards the replacement of the front lawn. I agreed with her offer and moved ahead with the purchase.

Well, closing came and I never saw the money. She became impossible to reach, so I had to contact a manager at the office. Manager spoke with her and she lied to him about the agreement.
