The Ponds in Summerville SC is a beautiful place to live. But, before you buy in The Ponds in Summerville, SC (a Greenwood Development Community) there are several things to beware of….

1. Beware of the legal document you will sign when you move into the community. Make sure you read it carefully. Know that the document is meant to protect and forward the agenda of the developer and will not benefit you the homeowner. When questioned about some changes, the DRB responded that they need to make adjustments when necessary and have a right to do so whenever it is felt necessary.

2. Beware of what they tell you when they are trying to sell you on the place. They told one homeowner some things when showing the property, but once they had his money, they changed their minds and did not do what they had said. The home owners feel like The Ponds and Greenwood care less about homeowner’s feelings and concerns with the direction they are taking the community. As long as they can make a sale, they do not care about you after the sale.

3. Beware of John Morgan (General Manager of Greenwood Development and who is overseeing The Ponds development) and what he tells you. A homeowner recently said that John has absolved all committees within the community and has said that they plan to do whatever they want to do in the community.

4. Beware if you ever want to resale your home, they will not let you put a “for sale sign” in your yard. One homeowner put a sign on their car to advertise their home and was threatened a fine saying they could not put a for sale sign on the car as it is the extension of the home. Another homeowner put windmills around the bottom of a “Take One” sign to bring attention to it, but they were threatened with a fine if they did not take them down. They allow the new construction/builders to have big white signs to show which properties are for sale, but they will not let homeowners have a similar sign if they want to resale their home. One homeowner was told, “We do not want for sale signs in the yard because we do not want people to know that people want to leave. It does not look good.” Also, they do not want any other real estate company’s sign in the community…Carolina One is the only agency.

5. Beware of the special treatment to Greenwood and their executives at the home owner’s expense. A Greenwood executive’s child was getting married recently, and they basically closed the pool and amenities building area down to the homeowners so that his child could have a private wedding ceremony. Obviously, this executive is not paying the $735 a year HOA dues. The homeowners are not permitted to close the pool down for a private function.
