Short Sale Review

Been working with PNC on a short sale of my home. Mortgage owned by Fannie Mae. Had a buyer with a good offer, PNC countered, buyer countered back halfway, realtor sent the counter to the negotiator's fax number he gave her, as requested by end of day Friday. Next business day on Monday my 'single point of contact' who has never called me before, or returned a call for the 6 months or so I've been going through this calls to say it's out of loss mitigation and going to sheriff's sale. I asked about the counter offer, she says they have no record.

I call realtor who had called negotiator at least three times Monday to find out if counter accepted and never got a call back from the negotiator. Realtor calls PNC, gets someone that says they never got the counter offer, PNC calls negotiator while on phone with realtor, negotiator says they can't accept less than X. Whey didn't the negotiator say that in the first place instead of playing game?

I get a letter this Friday dated from the previous Friday saying 'Per your request, we have withdrawn your request for assistance.' which I did not! I called them and they are saying they didn't get the counter offer in time to review before the sheriff's sale, but it was sent in time as requested to the negotiator's fax number he gave the realtor. I'm pretty sure they aren't going to get more at the sheriff's sale than the raised counter, I'm totally puzzled why they can't postpone the sale to review the offer, and why they didn't say in the first place if they couldn't take more than their counter. My realtor asked what if buyer doesn't want to go X, the negotiator said ask them and see.

I'm burned. Do I need to hire a lawyer? Can I sue these people for not actually negotiating and doing their job? Do I have any recourse here?
