My husband and I were considering moving into the historic district of Cherokee Triangle located in Louisville Kentucky zip code 40204. We conducted extensive research on many of the old homes which are now rental properties. We are now weening away from the visibly neglected homes which do have potential rental income.

Such CASH COWS have provided homeowners with tax free (cash) income the last several decades.

The thought of restoration would be far too costly. If only we could find a single family dwelling! Our research brought up only a handfull between Cave Hill Cemetery and Longest? Ave? I believe Longest is correct? All appear to have an abundance of money sunk into them. Praise to the owners!

There are a few recent Condominiums which have surfaced the last few years.

One called the Inverness at 966 Cherokee road, formerly the old Charles P. Moorman nursing home for destitute women. Aesthetically speaking, it looks o.K. The original slate roof should have been replaced. Original slate roofs never work when repaired. The prices are much too high, especially when you would need to sleep with ear stoppers, due to the bar patrons late in the evenings. The square footage and ceiling height were a turn off, priced near the $600,000 range for the small units. All seemed too generic as far as the workmanship put into the units.

The Vertrees located at 1006 Cherokee Rd. This six plex condo is attractive, the units are small with high ceilings.

Asbestos is still present, and a former renter from decades ago informed us that the building ran off of oil many years ago, and tanks full of oil are still buried beneath blacktop.

The architecture of Cherokee Triangle is most interesting to say the least.

My complaints are; Too many rentals. The Slum landlords shouldn't be permitted to pocket straight cash for decades. All incoming rental fees collected should be reported to the Internal Revenue Service and taxed.
The noticably deteriorating parkways of neglected trees are a definite turnoff, and seem a bit intimidating to walk beneath.

It's unfortunate to see such a quaint historic district in such shambles.

My husband and I have reside in Nevada, but always had ties to Louisville. We visit every 5 or six years. I was particulary disturbed that Cherokee Triangle has an abundance of garbage. Seems that much of the trash floats through Cherokee road from fastfood restaurants and bars located in the allys.

I was very saddened to see the old homestead in such shambles.

It seems the The Jefferson County Government and The Jefferson County Landmarks Commission have failed to enforce regulations pertaining to this once wonderful well groomed neighborhood.

I feel totally Ripped Off! This is where we had planned to retire. Thanks for allowing me to voice my opinion.
