I purchased 2 mobile homes on the 4th of June - one a new double wide, the other a 1988 single wide. The single wide was delivered the 3rd week in July as agreed. After that, things were all down hill. After weeks of questioning him about the paperwork for it so that I could get it inspected for a permit, the title was finally applied for by him on October 3rd.

The double wide was delivered the end of July to the property, but was not set up until after the closing at the bank on August 4th. I was told that it would be "ready to move in to" at the time that the purchase was made. Today is October 8th, and I finally got enough work done on it so that the building inspector would issue the occupancy permit so that I can move in, and I had to pay for hooking up the air conditioning, building permit, and power.

As the owner of a mobile home park, I purchased the single wide as a rental unit, and have not been able to rent it yet as I can not get it permitted because he sold it to me with out his having the title. I have made 2 months mortgage payments to the bank and only today have gotten permission to move into the double wide, and still can't rent the single wide. I also had to pay to have the air charged and wired.

The third thing is that I think that he committed bank fraud by telling the bank that the double wide was going onto a piece of property that he included in the "deal". I found the property with a GPS and luckily have a 4 wheel drive to get to it (at the very end of a sand road in the midle of nowhere) I was told that there was a well and septic on the land, but upon inspection, found that the water came from an unoccupied house next door that had no power so there was no water. All that was there was about 3 truckloads of junk left after the last unfortunate soul left the property.
