Condo Buyer Warning

On the bright side, they have fabulous design, their units are truly unique. But unfortunately, they'll never show up to finish it 100%.

There is no problem if you are ok with a 95% finished job, and are prepared to do the last 5% yourself. Also, don't take my word for it. This is a big investment, check for yourself. Ask people who purchased a condo in a previous project. Get in touch with the condo administrators who have been elected by the project owners.

Reality is that the contractor seems to take advantage by delaying work and using Quebec's Construction Insurance in order to offset final repairs.

They are skilled in running the clock out of time. One way we could have guarded against that was to simply file our property insurance claim. The law states that either you send a claim immediately or you end up finishing all the final touch-ups and renovations.

But the way you end up in this situation is simply by trusting the contractor. They'll give you promises and their word.

I can't state that this happens all the time, but I can tell you that it has happened to at least a dozen units.

To be safe, don't listen to all the sweet talk, file your claim with the property insurance. No matter what the contractor told you, if you do not file your claim, the insurance does not pay and you are left with the cost of finishing your floor, tiles, windows, weak floor structure, holes, etc.
