I entered into a contract with Colleen Guerin from Kirnan Real Estate on May 1 to sell my home and I accepted a purchase offer from Carrie O'Connor on May 10. I disclosed that I had a leak in my garage roof but my agent told me to not get it fixed at that time. When the buyers bank inspected my home to approve the loan for her, they wanted the leak in the roof fixed. My contractor, George Oley came over to look at the job and quoted me a cost of repair between $1000 - $1200. According to my contract, I was to pay only 500.00 out of pocket and the buyer had the option to either pay for the balance of the repair cost or cancel the contract. When my contractor finally came to fix the repair approximately 3 weeks later, my agent Colleen Guerin told me since the buyer had submitted a purchase offer much higher than the listed price, and since she was told by the buyers agent from Hunt Real Estate that she knew her client would not pay for any repair cost, she would not ask her for the balance. She told me this the day the roof was being repaired. I paid for the total cost of the roof repair - 925.
