This particular Real State Management Company prays on hard working service members if your Property is managed by them, be aware! And prepared to spend thousand of dollars on repairs due to the innability and negligent on keeping up with your property. We had a fairly new house near Post, and central community in a great neighborhood mainly retirees and military, upon Colonial Property Management took over, I was stationed overseas, ready to deployed to Iraq, againts my best judgement and with-out being notified, they place a HUD tenant on our property and raised the rent from $850.00 t0 a $1,000.00 with-out our consent, as homeowners, furthermore on the monthly basis we were charged outrageous amount of about $300.00, to $400.00 on so' called work orders on a fairly new house, less then 5 years old, we were constantly re-assured, my wife and I, that the Property was well kept by the tenant, and the works orders were necessary, however the monetary deductions continues to the point were out of $1,000.00 minus management fee, we sometimes received around $550.00 and $650.00, the tenant became more and more reluctant paying her portion of her rental agreetment, and again, Colonial re-assures us it was in the best interest to keep the tenant in the Property, until her contract expires to the point where the tenant became almost 60 days late on her portion and nothing was being done about it. Again I persisted on it, if the tenant didn't paid her portion she was clearly in violation on her rental agreetment and I want her out of the Property, needless to say they drag the court process and eviction, we got charged for everything and anything they can posibly charged us with, and the tenants fled the property, once I requested a final pre-inspection I was re-assured the tenant will be held liable to all the damages done to the dwelling not to include normal wear and tear, guess what! The tenant fled, left all her garbage, and possession behind, nobody from Colonial follow-up on this process, aproximately 2 weeks later I received a E-mail with 3 estimates for aproximately $5,400.00, and guess what! The tenat got away free! And again, I was told those were repairs need it to re-rent the property, first I was atonished and in disbelief, how come if they were constanlty doing so - called monthly inspections and work orders the property gott to that point. My second question, they placed that tenant in my property I didn't. My house was in such chaotic state, me and my wife felt compelled for a few days to see the status of our soon to be, retired home, along with our kids, that we had work and sacrifice so much for it. And again, their excuse was, the tenant damage the property out of anger their's no way a property could got to that point on weeks, it was obviously a way off living of the tenant and their inability and reclkess on not doing their management duties, identifying her negligent, dirty, nasty, careless way of living, to every body out there who happens to read this from Patsy, the Property owner down who is a very rude, self-center egocentric person, the whole staff at Colonial really dont care about how hard you sacrificed yourself on the front lines putting yourself on harms ways to earn and purchased a home for your family, greed and power is the rule of the day, the pray on service members and will charge you to the teeth, last, but not least; the tenant deposit and my escrow they find it ways to come up with charges such $45.00 for picture CD, $100.00 closed cost, $160.00 labor, $39.99 closing cost etc... Etc... And list goes on and to the point where they kept must of your money one way of the other. Bottom line, I cut my ties with them, and these experience, had clearly made an impact on the way I conduct bussiness from now on. Bottom line STAY AWAY FROM COLONIAL PROPERTY MANAGEMENT, IF YOU VALUE YOU MONEY!
I won't question my Intregrity, someone seriously, needs to looks into their rip-off tactics.
