Ripoff by Home Builder, Took the final construction draw and didn't finish house

In December Treasure Homes & Properties agreed to build a custom built home for me in the Saddlebrook Downs Subdivision in Rome Ga.

Prior to the purchase I explained in detail to the builder the special needs and circumstances for which I was contracting the build.

I asked for specific representation by the builder to meet these needs and circumstances and based upon their representations and recommendations, I contracted them to build the house. I was told a complete finished, functioning, defect free home would be built for the amount of the construction loan.

I funded the construction loan for a finished house through construction draws to the builder that was to be similar in size and value of other homes in the Saddlebrook Downs Subdivision.

The house had severe roof leak was never repaired by the builder and I had to contract it myself

Interior garage damage from roof leak not repaired, I had to fix & paint it myself

Interior Master bedroom door missing door knob, replaced by me.

No door stops were installed by the builder.

Shoe mold was missing in several loacations throughout the house.

Interior garage exit door missing deadbolt.

Dishwasher & Electric Range not installed.

Second bathroom has hole in ceiling next to exhaust fan.

Master bedroom windows glass is broken by his workers, replaced by me.

No window screens were installed, I had to purchase them.

Exterior above garage has chipped Hardie plank.

Exterior molding above garage door sagging, re-installed by me.

Seven exterior crawl space vents missing, added by me.

Sod not replaced after plumber repair in front yard

Construction debris not removed from garage and around property, I had to have it all removed.

No Certificate of occupancy or proof of final inspection supplied or applied for by the builder.

No proof of risk insurance was ever supplied to me or the lender, despite repeated requests

No proof of warranty supplied, I ended up buying my own

The County found electrical issues with outlets missing, ground faults missing, boxes not covered with plates, incorrect lighting used in closets and the vapor barrier was not installed among the other items.

Due to defects and inability to pass county code, additional interest payments had to be paid (8K) before I could finally close.

Repeated attempts to contact the builder about the house went unaswered for months.

I eventually contacted the builder and they told me the build was over budget and said he would not put any more money into the home and simply walked away. With the help of a couple maintenance guys, I got it to pass code and was finally able to close.
