The Mortgage Guild - Robert Conrad
Aka Bob Conrad ripoff, requested real estate appraisal services then refused to pay as agreed

Robert Conrad at The Mortgage Guild requested real estate appraisal services from S.R. Yates Real Estate, Inc. Starting back in October. On good faith the appraisal services were completed and delivered to The Mortgage Guild where the appraisals were used to close real estate mortgage loans for which The Mortgage Guild (Robert Conrad) made a profit. The borrowers of each mortgage reported & documented that they paid the Mortgage Guild for the appraisal prior to the closing of the loan.

Robert Conrad is the owner of the Company and has more than one office location including California & Texas. Stan Yates with S.R. Yates Real Estate, INC. Has tried repeatedly to collect the outstanding invoices from The Mortgage Guild only getting a response after suggesting legal action and then Robert Conrad only bought time by saying he would send payment.

After months of phone calls, faxes & emails it became apparent that Robert Conrad has collected my appraisal fees and put them in his account with no intention of paying me for the services his company requested me to perform. These facts are validated with documents inculding emails, invoices and original files stored at S.R. Yates Real Estate Inc. At one point Stan offered Robert Conrad a discount if he would just pay $500. Within 60 days, if not paid in full within 60 days the offer would expire & would be invalid leaving the full/original total due with late/collection fees. He agreed and sent half ($250.) of the agreed amount, from that point forward he would not return phone calls or emails. His last verble reponse to me was "tuff luck, just write it off" then he hung up.

I have not been able to reach him since, his receptionist says he is not available & he does not return my emails. The fact that he sent a partial payment, his emails & company files confirm that he acknowledges the outstanding invoices and agreed to pay, but payments are not being sent.

Since 03/10 Robert Conrad's company The Mortgage Guild owes S.R. Yates Real Estate, Inc. $700.in appraisal fees plus late fees of $210. Making a total of $910.00 of which he has made 1 payment of $250. Which leaves a balance due of $660. Since Robert Conrad stole the money paid by his borrowers which was supposed to be used to pay me for the Real Estate Appraisal Services I performed. I want to persue all legal avenues to collect & prosecute him and his company.
