Villas Park Merced Rip-Off Willfully overcharge tenants for pass-throughs such as utilities

The company admitted, in front at least 4 Administrative Law Judges, that they overcharged for every single pass-through. These overcharges were identified only because tenants appeared at hearings and identified the overcharges. One overcharge was over $1 MILLION dollars. A recent one relates to a judges decision to reduce this owner's charging common-use utilities to less than one dollar (they charged over $23.00 per month).

This owner refuses to automatically correct this overcharge error to others on the same block. Each tenant must file their own petition with the Rent Board if they want the benefit of the reduced charges, and this owner knows that most people will not do that.
Over 90% of this property is owned by J.P. Morgan, Chase and Associates - they refuse to provide a contact, using Olympic View Realty to front the entire operation.

Olympic View Realty manages other properties and tenants of those complexes should REALLY look at ALL charges VERRY CAREFULLY to be sure all the pass-through charges were accurately calculated.
