I had my home nearly sold. The buyers had visited my home three different times. They fell in love with the property and home. That was up until they had the house inspected by Pillar to Post from West Chester. The buyer showed up early the day of the inspection. He greeted me at the door with a smile, a handshake and a greeting "Thanks for selling me your home." The buyer's wife showed up with two of their children and began to show them around the house showing them where their bedrooms were going to be. The wife's mother then shows up and the wife begins to take her on a tour of the property all commenting on how beautiful the house was. I thought everything was going fine.

That was until Vince Farrar from Pillar To Post showed up to inspect my home. Vince and the buyer began to inspect the house. Three hours later the report is complete and given to the buyer. The inspector leaves and the buyer's good mood seemed to disappear. He took me outside to discuss Vince Farrar's report. He shows me a spot on the foundation wall in front of the house and reads Vince's comments: "There is a section of foundation wall located to the left of the front porch area that is leaning inward. Recommend further evaluation of the foundation wall by a structural engineer to ensure of proper stability".

I explained to the buyer that what Vince had observed was an added feature to the "Superior Walls" foundation. That is what they call a Support Ledge to support the bricks as they were being laid. After reviewing a couple other findings with the buyer, he left. The next day the buyer wanted out of his contract to purchase.

The stated reason for release "see attached Inspection Reports on Foundation". I had the owner of Pillar to Post - Cincinnati re-inspect the foundation. His findings: During my inspection of this area I used a four foot level to determine that the foundation wall system in this area both interior and exterior were plumb and were not leaning. The adjacent brick veneer was also found to be plumb. The detail that Vince observed is a brick ledge that is a component of the foundation wall system and installed during fabrication. The exterior brick veneer is installed on this ledge as support during installation. This detail is slanted inward and was inaccurately reported as the foundation wall leaning. All portions of the visible wall system are properly installed with all wall systems fastened, and properly sealed. I also inspected the wall system for any leaking and found none. It should be noted that the previous evening it rained approximately three to four inches.
