Recently a representative from Help-U-Sell came to our home to discuss listing our home for sale. At first contact the agent brought aged brochures with outdated prices, no disclosure paperwork/paperwork of any kind to complete the listing. The agent was unsure of the amount what we should ask for our home & did not check comparable area home sales.

We checked comparable sales and came up with a median price based on the last several recent home sales. The agent called us an hour before she was to come out the 2nd time (with paperwork) to let us know they refused to take our listing unless we agreed to set the price substantially below appraisal, comparable sales.

Beware of this discount & flat fee realtor. Not only do they charge the same as everyone else (5-6% for multi-list property) they require you, the homeowner to take the hit on the asking price. Saving a thousand on realtor fees and losing tens of thousands on the sale of your home!
