Realtor Ripoff got our listing, but did not make a good faith attempt to sell our home

Angela Garrison from State Street Realty got our listing, and did the bare minimum to sell our home. I could not get a copy of my contract from her, in over 3 months we did not have a single showing of our home or an open house. (This is a newer, larger home, and well maintained with many upgrades.)

When I contacted her to express my concerns, she acted like she understood but basically no action was taken. I contacted her boss Marty, and asked to have our sales price lowered (which is uncommon for a seller to suggest—usually the realtor has to convince a seller to do so). The sales price was originally listed at what Angela said the home was worth—I relied on her judgment since she was the "professional".

Lowering the price did not spark any interest. I still did not have a copy of the contract, and no open houses had been held. I called Angela to see about discontinuing the contract, so that I could find a realtor that would actually put some effort into the sale of our home. She said I had to give 30 days notice (I since found out most realtors only need 24 hours notice). Of course there were no showings or open houses in that 30 day period either—so I do not understand the need for such a notice—other then pure vidictive pettiness on Angela's part.

During all of this we were carrying a construction loan on another house, so selling our current home was a concern for us, so that we could convert that loan into a permanent mortgage. We have now had a delay of 3 months in doing so, because we chose the wrong realtor. This is costing us over $3000 a month. (Not to mention that we have to pay to heat a home we are not living in.) I voiced my concern over this, and gave Angela & her boss the amount of money we were losing every month because of our home not selling.

If you are interested in selling your home, I suggest going with another realtor. Going with State Street has easily cost us over $10K. Not to mention the stress and worry thanks to their inaction.
