Failed to live up to contract terms

I've insured two homes with American Home Shield for several years, one on the East coast and one on the West coast. Like the nearly 200 complaints about AHS that I've read on usacomplaints.com, mine is no different. Why does this situation continue?

My tenant in California reported a natural gas leak around a hot water heater to the Gas Company and then called me. I reported the issue to AHS, who yawned and responded the next day!

As a safety precaution, the Gas Company turned off gas service until the repair could be made. I was informed by AHS that because the leak was under the floor (in a typical crawl space) AHS was not responsible because reasonable access was not available.

Then in a classic manuever, the AHS technician called me later and informed me he would make the repairs on his off-time, and it would only cost me about $400!!!

I'm currently suing AHS over this particular incident. The larger question is what does it take to get AHS to live up to their warranty claims?

There must be at least one lawyer out there who has been ripped-off by AHS?
