Sold over priced home, returned rent checks and claimed non-payment, repossed home at half what was originally paid

My son purchased a manufactured home from The Ridge. They told him it would appreciate because there were a limited number of homes to be sold.

When he moved to the Chicago area, no realtor could sell it. The Ridge actively works to keep you from selling because they have to approve any potential buyer. No buyers were ever approved.

They eventually began returning lot rent checks (money orders and cashiers checks) went to court and claimed non-payment. We were never notified of any court dates or court judgments because they had all the paperwork sent to the home in the Ridge where they knew we did not live. We asked them to forward documentation to our Chicago area address but they refused.

All along we were making mortgage payments to Sun Trust Bank and did not miss any payments. All of a sudden I receive a letter from Sun Trust notifying me that my balance has been halved and that we no longer owned the home because The Ridge had repossessed it.

I asked Sun Trust for some sort of documentation but they said they had no documentation — They simply allowed The Ridge to take ownership of the home and we are responsible for the balance of the mortgage.

By returning our lot rent checks they apparently had the legal right to claim non-payment, confiscate our home, re-sell it at a profit and we are left with the remainder of the mortgage to pay without any asset.
