With all the lies where do I start? I will just list them numerically:

1. Lie: Lindsey stated this was a "No Cost, No Fee" loan, except for the $495 application fee and $295 appraisal.

Truth: It is illegal to charge an "application fee" as she called it, prior to the loans completion. At the end it ended up being part of the 1 point that was charged. To be completely objective and totally honest, the lender did provide a rebate to offset part of the 1 point, but I spent several hundred dollars out of pocket for closing, in addition to the $495.

Lie 2: I questioned Lindsey about the low $395 cost on her "Fees Sheet" for Escrow. She reassured me that it would not be more than the amount stated on the "Fees Sheet.

Truth: In fact I paid over $605 ADDITIONAL escrow fees.

Lie 3: She stated that she could not provide me an initial "Good Faith Estimate" or an "Estimated HUD-1" at closing. These are the legally binding and universally accepted documents for Refis.

Truth: When it was time to close, when she refused to provide the Estimated HUD-1, I told her that nothing was going to happen further until that it was provided to me. Reluctantly, and after over 5 e-mails back and forth, she provided it. And I was unhappy, but sooohh fatigued, so I signed.

Lie 4: "No Pre-Payment Penalty"

Truth: Believe it or not, they even lied about this. The signed HUD-1 didn't have a prepayment penalty, but they made me sign a side doc with a 2% prepayment penalty if I refied in under 120 days. Unbelievable.

Lie 5: Lindsey said that if the rates drop after the loan is funded, she would lower my rate to the current market rate if it drops by at least. 25%.

Truth: Understandably, I thought it was unlikely that any lender would let someone re-fix their rate before closing. Nonetheless, this is what she promised me. Of course, rates dropped a quarter point just before closing, and, of course, all of a sudden she was unable to do as promised. At that point, this was what I expected.

Lie 6: Lindsey Lipsky and Kim Thorpe on multiple occasions, stated, "I e-mailed that yesterday." Referring to my "Good Faith Estimate" and "Fees Sheet".

Truth: It was funny how my e-mail would have some sort of "electronic glitch in the matrix" when it came to my e-mail account receiving official documents.

Interesting Fact: It took 4 months for the loan to close and my credit score is 813!

In Summary: These people will promise you anything in order to get your money. Don't EVER let them charge you a $495 processing fee in CA. If they try this, move on. Or be ready to spend over 4 months waiting for your refi to close.
