Refusing to accept my insurance, rude lieing representatives, always claim payments are late after they deduct from the payment for their insurance, Ripoff

I have been having problems with this company for many years. Most of the problems started shortly after hurricane katrina. That is when they started refusing to accept the insurance put on the trailer and started deducting insurance from my payment, making the payments appear to be short of the amount due.

I purchased a single wide trailer from greenpoint services about ten years ago with my ex-wife. Shortly after my wife and I where divorced, with her getting the property in the settlement. Somewhere in all this greenpoint became greentree. After a couple of years my ex couldnt make the payments anymore so she and my mother entered a purchase lease agreement.

After hurricane katrina greentree started taking money out of the payments for insurance when they had proof that my mother had taken out insurance on the trailer. When questioned about this they stated that they had refused the insurance. When asked why they stated that the insurance had to be in my name and not my mothers. They had it in their files that I had lost the property in divorce, and that my mother was now prchasing the property.

This insurance arrangement had worked fine untill hurricane katrina. At that point they started taking the insurance directly out of the payments and claiming that the payments where incomplete or late. This went on and on back and forth for awhile.

They would call demanding payment immediatly, but then when payments where sent on time we would still get calls two weeks later stating they hadn't received a payment. Then when confronted with the dates on the checks and mailing envelopes they would claim, oh, well it can take two weeks to process. Well if it can take two weeks to process why am I being sent late payments and receiving harrassing phone calls when I sent my payment out before the due date.

The representatives for greentree are extremely rude, but hang up on you if you get rude back at them. They have went as far as to call my mother a freeloading squater, they have cussed us and lied to us. And have went so far as to say that the police will be at the propertry in 5 days to remove us from the property if payment is not made immediatly. I own the land this home sits on, the land is paid for and there is no martgage on any part of the land, and I would love to see someone remove me from land I own.

I moved back into the home at the end of last year. I have started having to send my payments registered mail just to have proof that they were sent on time.

Since moving back into the home I have been lied to and threatened. Unfortunatly for them I don't take kindly or easily to scare tactics.

My payments have gotten behind this year because of medical poblems and the loss of my father this last month. Earlier this year greentree demanded a post dated check from my mother stating that the check wouldn't be cashed untill the date on it. The check was cashed anyway and bounced because the money wasn't in the account and wasn't going to be in the account untill the date on the check. This put me further behind after bank fees and trying to get caught back up.

I had since made arrangements with greentree on purchasing insurance through them. I was told by the insurance rep. That my insurance payments would be seperate from the trailer mortgage. But alas they still continue to take the insurance payment out of my trailer note, which causes me to appear late or short on my payment.

This last month my father passed away. He didn't have any kind of insurance, so the bill ended up coming out of our pocket for the funeral...$8,000. Greentree still refused to work with me in any way on my payments. They then sent me a letter stating I needed to send in some of the money owed. When called they stated I needed to send a cashiers check for $702, which I did send registered mail. Now they claimed they weren't going to accept it because it wasn't the right amount. They claimed I still owed $80, and that if I didn't send the money immediatly they would be out to inspect and photograph the house today and would have me evicted in 5 days.

Instead of getting into yet another fight with these ignorant unprofessional people I went ahead and sent the money. While on the phone with them I made arrangements to pay June's payment on July 4th. This payment wasn't even due till June 16th. I also made arrangements to pay July's payment in the weeks following. I have started sending all my payments registered mail just to have proof that the payments were sent before the due date. I have also started recording all my conversations with greentree because of there representatives lies and harrasment.

Luckily I only owe 5 more years on the property. And perhaps the reason I am being harrased about this account is that the company has taken my payments of the last ten years and put primarily towards interest, with the principal just recently starting to take most of the payment.

They have tried to trick my mother into voluntarily giving up the property saying if she didn't sign a voluntary surrender they would evict her from the property. Is it legal for a company to do these things. They harrass us. They hold our payments pass the due date and then demand late payments. They lie to us about payment arrangements. And when they call to speak with us they tell whoever answers the phone our bussiness. They have spoken with my sisiter, my wife, my mothers ex husband, and even went so far as to demand payments from my cleaning lady and told her all about my account.

When I ask for the arrangements we speak about to be faxed our mailed to me they refuse stating that all the information is in their computer and that their phone calls are recorded, though it won't do me any good because I can't get copies of any of it. One time they gave me a number to fax copies of my insurance to them, when I hadn't heard back after faxing the information to "robert" a co. Rep. I called them and was told there was no robert there and that they dont do correspondence by fax.

I am tired of being lied to and harrassed by this co. I have been called a squater and a freeloading bastard by their reprensentatives, and every time the payment is late or appears late due to their ignorant games I am threatened with eviction, foreclosure, and police involvement. If anyone has any suggestions in how to handle this short of taking out another mortgage with another co. (refinancing) that may be just as bad I would greatly appreciate it. Thank You.
