They over appraised my house and property by 28000.00 ripoff

I have tried to get a new moratge on my house and cant. I owe to much to do it. AMC apprased my property at 125000.00 and have had it dont again and the most i can get is 97000.00. I know this is unfair and need to find an attoernty to help with this matter.
