Our company entered into a contract for janitorial services with Jani-King. The service we experienced deterioriated shortly after it began. We tried to contact JaniKing management without any results. We sent a letter explaining the problem. The problems subsided for awhile, but we continued to experience problems (doors left unlocked, failure to show up, unknown individuals "filling in" for the "regular guy", no toilet paper/paper towels in the bathrooms, etc.).

Although we tried to get JaniKing to correct the problems, they were failing to do anything about it, and all of the employees were complaining. We even had to bring in another floor cleaner to strip and wax the floors, because JaniKing had done such a poor job. We notified JaniKing that we couldn't tolerate the poor service anymore and that we were giving them our notice. They said they were sorry and said they would send out a replacement (turned out to be the nephew of the President). We allowed the replacement to come in for a couple of weeks, however, we continued to see the same issues (unlocked doors, no toilet paper, etc.).

We advised JaniKing that we couldn't continue to have them "working on making things better", at the expense of the health and safety of our employees. We advised them that we would be replacing them with another service. They said they were sorry and that they would pay for replacing our locks. The manager said she had to do a "final inspection" of the facility "for her records" and had me sign a paper saying that she had performed the final inspection. On the way out, she handed me a copy of the inspection and upon review, I was surprised to note that she had given the inspection a "92%" rating (I would have been hard pressed to give the place a 50% cleanliness rating).

A few days later, I was notified that JaniKing expected full payment for the remainder of the contract (6 months) and that we were contractually obligated to give them 30 days to "fix the problems" and then we could cancel the contract 30 days later (essentially an additional 60 days of poor service and trying to fix the problems, before we could get them out of here!). We were also advised that they would not pay for replacing the locks on the building, even though they had clearly stated that they would. We reported the matter to the Better Business Bureau (BBB), but they failed to do anything about the matter except send our notes back and forth. BEWARE OF JANI-KING CONTRACTS!!! You could be stuck with them too.
