The mold reporters inc. Portland, Oregon. If you had mentioned their name to me 9 or 10 months ago I would have thought that they were a reputable mold inspection company in the Portland, Oregon area but now 9 or 10 months later I am of the belief that they are on the take and a company that if they knock on your door you should shut it quick and protect your billfold.
In the last 8 months I have had the unfortunate opportunity to run into them on two properties, one owned by myself and one owned by my daughter. When my house sold in Tigard approximately 8 months ago the buyers home inspector found some mold growth in the attic. As a result the buyers brought in THE MOLD REPORTERS INC to investigation the situation and develop a solution to resolve the issue. This company provided the buyers with THEIR APPROVED LIST of contractors who could complete the work that they recommended. When I got the bids from three of the companies that had been recommend by THE MOLD REPORTERS INC I just about fell off my chair as the bids seemed quite high and unreasonable.
As a result of receiving these bids that seemed high from the recommended sources I got on line and had my realtor also look for companies that could provide competitive bids. After sorting through the different companies my realtor and I decided to get three additional bids, one from a company that was recommended by my realtor and two I had found on line. When the bids came back THEY WERE ALL 1/3RD TO 50% LESS than the companies that were recommended by THE MOLD REPORTERS INC.
I was just amazed when the bids came out to be so much lower than the bids that were recommended by THE MOLD REPORTERS INC. I asked all three of the companies that provided me bids why their bids were so much lower when each appeared to be providing the same service and while one would not answer the other two said that they had heard but could not confirm that THE MOLD REPORTERS INC might be getting a portion of the fee for their recommendation. I, to this day have not been able to confirm this but it seems quite feasible given the extreme price differences between their RECOMMEND CONTRACTORS and the contractors that I obtained bids from.
After hiring one of the contractors to complete the work that had been outline by THE MOLD REPORTERS INC the buyers had the MOLD REPORTERS INC come out to inspect the work that had been completed. THE MOLD REPORTS INC were so arrogant that in their report and in talking with the buyers they stated in their report that they could not confirm that proper scraping or sanding of the mold had taken place and that the affected area only appeared to have been painted. Now how arrogant is that when they were not even present when the work was done. I was there and I did see a containment area go up, I saw the tools that were used to complete the scrapping of the area and I saw the affected area prior to it being treated with an appropriate encapsulant. The bottom line was the contractor did his job and did it well but THE MOLD REPORTERS INC did not seem to be impressed and almost caused my sale to fail
To combat THE MOLD REPORTERS INCs report and comments to the buyers I got the buyers together with our realtors and we all agreed to have an independent third party inspector come in and look at the work. We hired a large environmental firm from downtown Portland to come out and look at the project and the work that was done. This firm not only stated that the work looked great but they wanted the name of the contractor so that they could refer him out to their clients. They stated that the only way to know whether or not an area has been properly scrapped, sanded is to be on site during the period in which the work is taking place. They were also impressed with the encapsulant that had been used to help prevent future mold growth from taking place.
While all of this cost me extra money it was worth it but in looking back I get that the feeling that THE MOLD REPORTERS INC were punishing me for not using someone on their APPROVED LIST. They might have been made that did not get part of the action from the work that was done but when you can save over $3000 but not using someone from their approved list believe me it was worth it.
More recently, and the reason I am taking the time to write on this site, is because of what took place when my daughter went to sell her house in SE Portland. While being in the middle of a horrible divorce and almost being upside down in the house she too was the victim of THE MOLD REPORTERS INC. The buyers of my daughters house had a home inspection and during the inspection the home inspector said that he noted some fungal growth in the crawl space and in the attic of the dwelling. The buyers realtor asked if they could bring in a mold expert and she said yes and guess who showed up: THE MOLD REPORTERS INC. Had my daughter called me I would have certainly recommended against this choice of inspectors and would have recommended a more reputable firm.
Unfortunately the buyers brought this company in and they again documented the mold and gave the buyers agent a recommended list of contractors. The list was similar to the one that had been given to my buyer. The buyers had two of the contractors come out and bid out the project. Their prices came to over $5000. Needless to say it was after receiving the bids that my daughter called me crying and asking for help.
In reviewing THE MOLD REPORTERS INC documents, which they said contained all of the areas where there was mold, I moved forward with a plan of action. Having mold in the crawl space THE MOLD REPORTERS INC wanted us to remove, then replace all of the insulation after sanding, scraping and removing all of the mold.in talking with the Oregon States Extension Office, one organization that certifies mold inspectors and two large remediation companies they all stated that unless the mold growth was thick and effecting the insulation that the insulation could be reused. Well in the case of my daughters house the mold growth in the crawl space was minor and the result of the flooring materials being put in wet. The mold growth was not the result of any on going moisture issue in the crawl space.
After discussing the issue with the above mentioned parties I also contacted the environmental firm that had helped me out on my personal residence. They agreed with the other parties and did not feel that the mold remediation that was going to be done would take much to complete. They walked me through what they thought would be an appropriate remediation program and told me where to get the proper products.
Not wanting to spend $5000 and having time on my hands I set out to complete the work but first I hired the neighbor across the street who works for a large Portland remediation company. He had first had experience in working on mold projects and we borrowed a HEPA filter and negative air machine from his boss. Two weeks before the sale was set to close we went to work. With the help of the neighbor we set up containment areas and completed the project in about 6 hours. The work did entail the scrapping and removing of all of the mold and it did entail encapsulating the affected areas after the mold was removed to help prevent it from returning. THE COST OF ALL OF THE MATERIALS CAME TO LESS THAN $400.
When the buyers had the house reinspected by THE MOLD REPORTS INC., this company again called out that they could not verify that the mold had been properly removed and that it appeared that the area had only been painted. MY GOD!!! How did they know what the neighbor and I did, but again I just think that they were looking out for themselves and mad because we did not use the companies that they referred to the buyers which might have given them a little extra capital.
What was also interesting was this time they also called out more mold on the reinspection. Not knowing that I had done the remediation they stated that the company that did the work appeared to have missed some of the mold that was UNDER THE INSULATION. Now again, how arrogant is this since they are the ones who completed the mold inspection and called out for what needed to be done. If we something it was because they did not call it out in the first place.
When I asked the neighbor if their remediation company did business with THE MOLD REPORTERS INC, he said know because they always came to the job site with a list of people that THEY WOULD LIKE TO USE rather than trying to work with all remediation companies. He too, after seeing the post work report agreed with me that THE MOLD REPORTS INC must only refer people to the highest charging companies for a reason.
MY ADVICE TO ALL OF YOU SELLING A HOME IF ANY ONE MENTIONS THE MOLD REPORTERS INC IN THE PORTLAND VANCOUVER AREA LOCK YOUR DOORS AND HIDE YOUR BILL FOLD While they might provide a good mold report the contractors they will refer you too will take you for all you are worth. And again while I can not prove that they are getting any kick backs it is awfully funny that only the most pricey contractors are on their mold remediation list and it is awfully funny that they only seem to find things wrong when people use contractors that are not on THEIR APPROVED CONTRACTOR LIST.!!! THE MOLD REPORTS INC = SELLERS BEWARE.
It is also interesting that as I was finishing up typing up this complaint I just got a call from one of the realtors that was involved in one of my familys transactions and it seems that THE MOLD REPORTERS INC just rejected another persons work in the Sellwood area because they could not determine if the work was done correctly but there was no mold present. Guess what? They also used a company that was not on the approved list of THE MOLD REPORTERS INC and it seemed also to them that THE MOLD REPORTERS INC is on the take. If you dont use one of their expensive and ridiculously priced contractors you are not going to pass. Maybe there is more truth to the fact if they dont get a kick back you are not going pass their inspection. Any way beware of the mold reporters they charge a lot and only refer customers to contractors that are 33 to 50 % higher than many of the other people who are willing to do the work.
