Basically, I purchased my home in Burlingame, CA 94010 back in mid 2007 (around September). I went to an open-house (that I just happened to pass by) and was greeted by one of Vanguard's realtors, Helen Dias. She was showing all of the 12 townhomes in my complex. She was very friendly and told me if I was interested, I should use her agent/co-worker Elena Golduber as my representation on the buy side. As this was my first home buying experience, I agreed to do so. I did so because Helen said that most of the units were sold out and there were only a few left—if I wanted to almost guarantee that I got one, I would have to use someone in her office that she felt comfortable working with. I had my own realtor in mind, but decided to go with Elena.

At first Elena was very friendly too. She was nice to my parents and I and promised all sorts of things. She insisted however, that I use HER loan Agent, Robert Lee from California Mortgage. I had another mortgage agent in mind, a collegue of mine (who has been in the industry for 9 years)—but she said, NO. If I used my own source, I would most likely lose out on the property because of the high demand. She also said if I used Robert, she could guarantee I would close the deal and lock in a low interest rate. Falling for her scare tactic, I used her agent Robert. Do you see where this is going? Robert was very nice. He took care of my loan and I closed escrow in September.

The unit was actually not even approved by the city until after I closed escrow-so my 20% downpayment was sitting with escrow (not collecting interest) for over 30 days. I let this one slide. Since I could not physically move into my place—no electricity, the shower faucet upstairs wasn't installed, etc. Elena Golduber said she would pay my first months HOA. I still lived with my family for 2 months, while paying for my expensive Burlingame mortgage.

Lo and behold, 3 months later I find out that she hasn't paid for the first months worth of HOA, and furthermore she tried to pass the buck to her colleague Helen in an e-mail, when questioned.

She said she "remembered something about a deal like this, asked Helen is she was aware of it."
Helen (who I didn't make the verbal deal with) said she didn't sign anything and then deferred it back to Elena. All of a sudden Elena says she doesn't recall anything anymore about it.

It's the principle behind it. The real estate agents at Vanguard SF, Vanguard Properties will do anything for a quick buck. If you work with these scumbags, realize that you aren't working with a professional company and make sure you have everything in writing. They will say whatever they think you want to hear until your escrow closes. Then you are on you're own. I have had 0 post sale care from any member of Vanguard SF.

What is more interesting is that Vanguard SF appointed a HOA committee for our complex which does absolutely nothing. We haven't even had a HOA meeting to elect officers for over 6 months. Vanguard SF is a joke of a company, do not trust them at all.
