Mayan Palace (Mayan Resorts)
Sold me something my family do not need!

In December my wife and I bought a timeshare from Mayan Palace in San Sose del cabo while it was still "under construction". We chose a 1 bedroom for one week a year for 25 years with an option for an additional week each year if we chose to pay an additional maintenance fee. The price was $ 25,900 USD. I was given $13,000 USD when I traded in a timeshare i had purchased earlier from Pueblo Bonito, Sunset Beach. We paid the balance of $12,964 (a down payment of $3,240 and a balance due of $9,720 in February. The equity exchange for the timeshare was handled by Holiday Equity in Seattle, Washington. We were told the resort would be ready for our use in the spring of 2006. Our contract # JRP 0358.

We went to visit the Mayan Palace in San Jose del cabo last week, on 12/12/06. I wanted an explanation from them because the resort still was not ready for our use. I was told by Chad? And other staff that the Mayan Palace would be built not in San Jose del Cabo but at a site called the East Cape. We were told the construction being done currently at San Jose was going to be a Grand Mayan. Chad stated that he had not been aware of this change in location until very recently. When I expressed my dissatification and anger upon learning this, staff expressed their empathy and desire to make me feel better about the situation. The staff's idea of making things right was to offer me the chance to take a smaller unit (a jr. Suite which sleeps 4 instead of a one bedroom that sleeps 4 adults and 2 children) and pay them an additional $4,000. No one ever gave us a satisfactory explanation as to how the purchase we made for a unit in San Jose del Cabo "evolved" into a unit to be built sometime in the future at a place somewhere.

I believed that Mayan Resorts has deliberately sold me something (a one bedroom suite in San Jose del Cabo) and unilaterally and without any regard for our agreement, to a place that may not be ready for occupancy in this decade. The company telling me that because if we own at one mayan resort we "own at them all" still does not allow me to use a room at a mayan palace in San Jose del Cabo. One does not exist, and i have serious concerns about the ethics of any company that engages in this type of behavior.

We regret having made this transaction. We paid for lodging rights for a room located in San Jose del Cabo. A resort located at the "East Cape " is worthless to me and my family.
