Doesn't care about their communities - intimidate, lie to, steal from and cheat residents

Do NOT move into this community or any other community owned by this company. Not only are they trying to gorge residents on rents they commit violations of the civil code, health department codes and fair business practices.

Mobile home or manufactured home are supposed to be affordable housing yet MHC feel that residents should pay lot rents equal to or above actual house or apartment rents! I live in Rancho Valley, residents here all own their own homes (no rentals allowed) and MHC is raising our rents above the rents for houses in the county and FAR above the rents in mobile home communities throughout the county of San Diego! Some of the senior citizens in the park (an all ages park) who have been here since the park was built in 1969 must now choose between food and medications or paying their space rent and families are losing their homes because they can't afford the rents and food for their families!

Not only that but they don't even maintain the park! Driveways - their responsibility - are in dire need of resurfacing, most are potholed, cracked, sinking/raising and in general dangerous condition. Most of the landscaping is dead or dying. We have to upkeep any trees in the park that we don't want them to cut down (it's the parks reponsibility to upkeep all trees but if you ask them to do the upkeep they are required to do they'll just cut down the tree). The sewer system is in violation of city/health department codes (one of our coucil persons has taken it upon herself to try force them to repair the system). The sewer system has caused MANY back ups into residents homes making them unliveable and unsaleable. Street lights are regularily out and are not changed for weeks or even months. Our childrens playground is dangerous and in ill repair! The clubhouse is reported as having asbestos flooring and lead paint - not to mention cracked and rotted ceiling beams. Rats live very comfortably in the laundry room.

If that were not enough, they tow vehicles on a random basis. Visitors are cited for fraudulent reasons. One was warned that thier car would be towed because they did not have vehicle registration when a temporary permit, issued by the DMV, was on the car. Legal vehicle registration as per the DMV. Another tenants car was towed from a handicap parking spot even though she had handicap plates!

They also try to intimidate, scare and force people out of their homes so they can place and sell new manufactured homes in the communities. They issue eviction notices for non-existant reasons (for example they tried to evict a tenant for "unregistered dogs", even though they dogs had been in the home for 9 years and the new "manager" admited to not being able to find resident information). They charge late fees to tenants whos rents are paid on time. They turn down perspective buyers of older homes who qualify for all of MHC's printed qualifications and requirements to try and ensure that they can tear out the home (even thought the home is in great condition and conforms to all laws and codes).

This is just a "short" list of all the horrible things MHC, Inc. Has done to their residents. Whatever you do DON'T buy a home from any community owned by MHC, Inc. Or at least do yourself a favor and and at least talk to current residents - they'll warn you!

This is a warning, I didn't do my homework and am regretting and paying for my mistake every day!!!
