Uses unfair practices in selling brokered homes

I am an owner in one of Hometown America's family parks in Coconut Creek, Florida. I lived there for two years, paid my rent and mortgage on time and followed all the rules of the park. My mortgage is being held by M.H. Financial Services. My family and I had to relocate in June of this year and our home is for sale. After I had been gone for five weeks my home was not listed on the Company web site.

I was told that there were some things that had to be corrected before they would list my home. I went to the property and made all of the required repairs. A month later the home was still not on the web site and I was told that there were some more things that needed to be corrected. Again I went to the property and corrected all of the items listed. After a week the home was still not on the wed site. I called the sales agent and asked if needed to contact a lawyer.

I was told that that would not be necessary and my home was on the web site by the end of that day. When I purchased the home two years ago, Hometown America had no qualms about selling me the property with several major discrepancies to the home but when it came time to sell they chose to nit pick to death about every little thing that was not 100%. Some of the problems that I had to correct were caused by their own landscapers.

On September 20 I took the selling of my home away from the Hometown America agents and listed it with an independent agent. I did this because I found that the people that run Hometown America go out of their way to prevent the sale of the brokered homes that they are representing and push all prospective buyers to by their own stock homes. They do this by having their own company, M.H. Financial Services, underwrite the mortgages.

When a prospective buyer comes in to look at a home they are told that if they wish to purchase a brokered home that they must come up with a 16% down payment. If they choose to by one of Hometown's stock homes, that is, one that is, one that is owned by Hometown America, they only have to come up with 5% down. I do not know if this practice is illegal or not, but if it is legal, it sure does seem unethical. I plan to look into this further.

I do, however, recommend to anyone that is thinking of purchasing a manufactured home to think long and hard about doing business with Hometown America. I can not in good faith recommend this company to anyone. I think that they are a bunch of RIP OFF ARTISTS and should not be allowed to practice business in the United States of America.!!! Caveat emptor!!!
