First of all they sold me a mobile home for 16,000, knowing I was in dire needs; I later found out that the home wasn't worth more then 7,000; when I showed them the appraisal - Roger Van Raden, laughed in my face and told me thats too bad, all the papers have been signed. So I thought fine whats done is done. Then about 2 months later I receive a letter saying I am going to be fined 100.00, because a dog was found on my property; I tried explaining it was not my dog, that it had belonged to a friend and it was here no longer then an hour; in which Troy Van Raden stated it made no difference, it was in the park with no prior approval. So I paid the 100 dollar fine - even though I know for a fact there are many people in this park that have multiple dogs in there homes without any approval. Later I got a fine because Roger Van Raden said he saw me speeding. I have never gone over their posted 10 miles an hour; however, I see Roger, Troy, Rogers wife Sandy, their grandson AC and all the other Van Radens going over 20. AC almost hit a kid at that!!!

Shortly after the speeding fine I received a fine for having 2 indoor cats; first I would like to know how they even knew that - so I asked Troy, who informed me that they have keys to all the mobile homes and all their other rental property, and that they have the right to go into any of their properties whenever they want too; mind you I OWN MY HOME - what gives him the right - Anyways back to the cats - I was told I had 48 hours to get rid of the cats or they will evict me.in the letter they sent me it states, only one animal under 40 LBS with NO EXCEPTIONs, so I look around at my neighbors and see a lady that has 3 cats and a dog, another has 2 dogs yet another has a dog that is at least 60 LBS. Being I have no where to go I found homes for my cat and paid the 100.00 fine.

While speaking with some of my neighbors I found out that Troy Van Raden has slept with some of the ladies in here for reduced rent or by telling them that he will stop the fines. I found out that he would use his key when he knew one particular young lady was in the shower and would walk in on her, she told me it happened three times. She finally changed here locks and received a fine a couple weeks later because the Van Radens didn't have a key to that new lock.

They drive around all the time looking for anything they can fine a person for. But when it comes to repairs forget it - a family with 2 young children that were renting their home, had a water pipe break - the Van Radens shut off the water, but never repaired the pipe - told them to go borrow water from their neighbors!
Anyways - it goes on and on, but people (sorry but myself included) are afraid to say anything, because most of us do not have the money to move and if we complain to any authority they (not in so many words) make it very clear they will have us evicted!!!

Stay away for any Van Raden properties - please do not rent form them, unless you have excessive money for all the fines!!!
