Michelle (Micki) Delph - Joseph Perry ripoff Scammers and Liars! Signed Rental-Purchase Agreement for house and abandoned house without paying any rent! Checks bounced!

Michelle (Micki) Delph and Joseph Blake Comer Perry were interested in buying a house and agreed to rent it for 6 months while their financing was approved. The contract was written and notarized to begin September 15. However, I allowed them to move in Sept 1. Because they only had 30 days to move from the previous house.

Instead of paying an $1100 deposit, they agreed to remodel the bathroom as stated in the lease. After not receiving the first month's rent, we were contacting them. Finally, they paid it October 13. Now that the second month was due, we were unable to get in touch with them. After visiting the home October 25, it was vacated with the heat and phone turned off. Well the first check bounced. Michelle gave me another check, but the funds are not there. So I am out of 2 month's rent and a damaged $180,000 house that smells like cat feces.

These two are real scammers and told the Brinks security system they had to remove the alarms because the house was being torn down... Needless to say I was there and informed them that I was not tearing the house down and they need to be charged for their services. I fell in the trap and believed they had only 30 days to move out of the previous rental house because it was going for an Estate sell. I have driven by the previous house and there are not any for sale signs in the yard. So it seems these two jump from house to house, and even have 2 children.

Please do not let these two scam you! Joe may be an alias name and his real name may be Charles P. Perry. Micki is a mitigation specialist throughout the State of Indiana.
