We needed our house to be rented out and we contacted Shane Roscoe from Roscoe Estates from the yellow pages. He found an elderly couple to rent our property from the 1st of June. Documents were signed by both parties and methods of payment were clearly stated. Deposit was to be made by the 5th of May and by the 9th i had not received any payment. On further inquiry we found that payment of R7500.00 was wrongfully made into Mr Roscoe's account. We were given the run around for 2 weeks for monies to be returned and eventually he confessed that the monies was used for his personal use. We contacted the new Tenants and was informed that he gave them instruction to pay deposit and future rentals to go into his account. Which was in breech of our contract. So we informed both the agent and the new Tenants that if this was not rectified we would cancel the lease. Needless to say the situation was not resolved. We were then contacted by Shane and was told that the Tenants no longer wanted to rent our property and that he already had another Tenant. The new Tenants come through and in principal agreed to rent our house.in good faith the new Tenants paid over the 1st months rental and deposits totalling an amount of - R17200 into Shane's account to secure the rental. The signed contract was suppose be be delivered with the cash to us the following morning.By midday he did not arrive with contract and all his phones was switched of and we were unable to get hold of him. The following morning the new Tenant arrived at my property and wanted to know what was going on as they also could not get hold of him. We informed him of our previous sitution whereafter he decided to go lay a charge of fraud against this rouge agent.
Mr Roscoe has put us through alot of financial stress and emotional discomfort. His unethical and scrupulous way of conducting business has left a bad image towards Estate Agents in general.
