Verbal assault, false lease agreement, not following through with the lease agreement as well as his verbal words of prorated rent ripoff

My wife and i rent a two bedroom mobile home in Cowarts, Alabama, we have two small children and we moved in the end of March. However we signed our lease the 8th of March and the landlord verbally stated in front of numerous witnesses that our April rent would be prorated and would only be $264.00 and $12.00 for garbage pickup.
Well when the 1st arrived and my wife calls to tell him that our son found a rat in the mobile home somewhere that had evidently been there for awhile because it was almost all bones hardly no hair at all, and she stated that we wanted the problem taken care of as well as our kitchen sink not running hot water and about the holes in the walls, he jumps in changing the subject to the rent even though this was the 1st and we have until the 10th to pay in full including late fees.

Then the landlord refused to fix anything and around the 10th knowing the landlord isn't fixing our problems we don't believe we should pay the rent so the landlord comes by and starts cussing at my wife, calling her names and threatening to garnish our wages and to charge us for the problems stating that we caused them.

What can be done? This is unsanitary and it is not right.
