Beware!!! Don't let this happen to you!

Bill Ryan and his property management team will rip you off if you lease a rental property that is managed by his company.

I rented a town house that was managed by Bill Ryan and company. I paid almost $2000 for a security deposit. I paid my $month for rent, on time, every month. Gave more than 30-days notice before terminating my lease after 12 months. Cleaned the property and left it exactly the way I came into it. Paid $235 for professional carpet cleaning. End result... Bill Ryan only gave me $650 of my $2000 refundable security deposit. Bill Ryan and team came up with a ridiculous list of 10 - 15 deductions. (one being for carpet cleaning even though I chose a cleaning company from their specific list, paid for it out of my pocket and provided Bill Ryan my $235 receipt)
It also took Bill Ryan 22 business days to send me the $650 check and deduction sheet. When I had called to inquire where the security deposit check and deduction sheet was... Bill Ryan and team tried to insult me and told me that I had already received the check and had cashed it. (This was 6 business days before I actually received the check... These people must be insane.

It's too bad that companies like this need to make money this way.

I recommend to everyone that they think twice about doing business with Bill Ryan and team and if you own a rental home, find a good company that won't rip off your tenants and run them off. I would have continued to rent this property for at least another 12 months if it wasn't for Bill Ryan.
