1600 Glenarm Place
1600 Glenarm Unsafe Apartments. Horrible service. Worst apartment in Denver. Stay away from this pit. Red Peak Properties is a terrible manager

Construction & Repair

I am a former penthouse resident who signed a 12-month lease. I was here for 11 months and am moving out early because I am unhappywith nearly every aspect of the building. It's no wonder why thisbuilding is having trouble being leased up! I was the 9th penthouseresident to leave because of inadequate service and safety. Red Peak Properties is a terrible company.

Update 2009:

Imoved out 2 years ago and they are so strapped for cash that they aremaking up charges and trying to come after me for them. They sent me abill for $15,634.00 to try to shut me up from telling people how badthe building is. That's not going to happen, this is a very poorlymanaged company. I canceled the lease within the terms because of thefollowing reasons and so did almost everyone on the top floor:

Safety:

Byclicking on the "SAFETY!" link at the top of this review you can verifythat according to the supplied data there are 37.5% MORE registered sexoffenders within a one mile radius of 1600 Glenarm than the averageDenver apartment. As of this writing, the number of registered sexoffenders was listed at 54 within ONE MILE. This is a 34% INCREASEsince I left the building! WOW. This is why the next paragraph is soimportant, and I wish it would have been taken a bit more seriously. Don't let your daughters or sisters lease here.

Even afternumerous requests, the building has still not secured the back alleyaccess to the building. The front doors are secured by keycard accessbut that does no good if any vagrant can walk right up to the backalley and request the service elevator. Anyone can get to any floor (even the penthouse) through this unsecured dock entry. Beware!

Noise:

Theapartments seem to be extremely poorly insulated. Noise complaints area weekly occurrence. Noise isn t just from neighbors, but from thestreet below. I m on the 31st floor; I can t imagine what it would belike on the lower levels dealing with the terrible noise at all hoursof the day and night.

Valet:

The valet contract is withSilver Cloud and they do a good job with what they have to work with. The underground parking at the building left my car dirty nearly everyday they brought it to me (I pay $250 per month for covered parking soit wouldn t get dirty). The outside parking was used for guest parking (you pay another $185 per month for this privilege). It takes thevalets up to 15 minutes to bring your car to you if you do not havecovered parking The building is out of covered parking as of thiswriting so get ready to wait a LONG time for your car if you decide tocompromise your taste and move in.

Concierges:

Laughable. No real service. When I moved in they said they would deliver mypackages. Just last week I waited an ENTIRE WEEK for them to rememberthey had a package for me. If something is sent overnight, it must beimportant. The concierges are helpful if you ask them to buzz you intothe building. Tipping them doesn't seem to help either. Also, they justhired a new concierge by the name of — e. — e looks like he justcame from a soup kitchen and will be certain to leave any guests youhave with a less than favorable impression of the building.

Value:

Atthe end of the day this is simply a very average apartment in aremodeled 60 year old office building. Because of that you will havegeneral maintenance issues often. For example, I have been trapped inthe elevator on 2 different occasions for a very long time. Both times, only a verbal apology was given.

I live on the top floor and ifyou want to get to Earls Restaurant, you need to take the poorlymaintained SERVICE ELEVATOR to reach the entrance. If you have guestsyou will find yourself apologizing for the elevator. When you arepaying over $4000 a month for a rental, you shouldn't have to apologizefor the condition of the facilities.

Don't use price as anindication of quality. You would be better living at the new Hyatt nextdoor for the same price. Then, maybe you would get decent service.

Overall:

Run! Don't walk from this place. If you have discerning taste, you willchoose to live in another high rise building. If you want to talk to mefurther about this, please contact me via email with your specificquestions and I will be extremely happy to speak with you. Klchavez@hotmail.com
