Westcoat Specialty Coating Systems, Life Deck Installation Company is owned by the same person. They manufacturer/sell/install a deck coating called ALX that they advertise as being fire resistant and meeting the requirements of ICC-ES to get a fire rating.

This coating is installed on decks, stairs and walkways, means of egress into and out of a home/condo or apartment. It is supposed to be fire resistant to allow occupants time to escape in case of fire.

However, their method of installation is different than the method listed in the report at ICC-ES.

Westcoat's ICC report says to install it with metal lath/cement/texture finish.

Westcoat's instructions say they REQUIRE the use of WP-40, a petroleum based product over seams on the plywood and for maximum protection, over all the plywood deck.

The WP-40 melts and burns when a fire is on top of the deck.

The use of WP-40 may violate the building code and place residents in danger in the event of a fire. The product emits toxic emissions when it burns, requiring special breathing equipment for firefighters.

Don't let this product be put down without a waiver from the building department code official. Do not place your family in danger with this product by letting it be installed in conflict with the ICC report. Contractors who install this system with WP-40 when a fire resistant system is required may be out of compliance with code requirements. Consult with your building department.

ICC-ES has had Westcoat modify their literature twice because of inaccurate information that was misleading the public and builders.

I asked Westcoat to explain and they refuse; I have asked ICC-ES and they refuse to act and protect the public as they say they do.

Pacific Pebbles/Paul Koury have been sued by Life Paint (see PACER Life Paint vs. Pacific Pebbles/Paul Koury, Santa Ana Federal Courthouse) for trademark infringement (they lost) and has settled the remainder part of the suit against them, where it was alleged that they made bootleg materials, used property belonging to others (Life Paint) to sell products that weren't in compliance with ICC, but attempted to persuade customers they were "approved" or the "same thing".

Need a fire resistant deck system? Look elsewhere, use another system without questions surrounding it.
