It has been more than three years since I purchased my brand-new DenMark home in the Pigeon Pointe subdivision in Youngsville, NC.

I have had nothing but problems with the home — problems due to poor workmanship, cheap/inadequate building materials, and poor contractor knowledge. DenMark Construction (owners: Dennis Cyrus and Mark Dowdy) flatly refuse to take responsibility for any of these issues, and to honor the one-year warranty that we both legally agreed to and signed at closing in February.

I feel that this company goes out of its way to build shoddy houses as quickly and cheaply as possible, with no regard for the quality of their work or their customer's satisfaction with their new home purchase.

I feel that this company is nothing but another unscrupulous business who is out for no other purpose than to get to people's money.

I feel that they prey on first-time homebuyers who are new to the homebuying process and not expecting all the tricks and deception that are bound to arise from such a small country homebuilder. After talking to DenMark Construction numerous times, it is clear that they do not think they are responsible for fixing any of the following problems now that the house is sold and out of their possession.

1. Improper grading of the backyard; standing water remains for 72 hours after a rainfall; constitutes a public health hazard.

2. Septic tank backs up onto lawn due to excessive groundwater around tank; this problem is related to issue 1 above.

3. Sinkholes slowly forming in backyard due to settling of soil around septic lines.

4. Excessive gravel and building debris left after completion of construction; makes growing grass difficult, and using a lawnmower dangerous.

5. Numerous nails in framework that are not nailed into beams, as evidenced in unfinished garage and storage areas.

6. Crooked/bowed walls in every single room.

7. Large number of deep tire ruts left in backyard after "landscaping" that occurred in February.

8. Excessive nailpops throughout entire house; 17 nailpops in hall bathroom alone (the smallest room in the house).

9. Master bathroom vanity is separated from sheetrock by about 1 1/2 to 2 inches; I discovered this by removing the large mirror which was hiding this defect in January.

10. Major sheetrock damage underneath original master bathroom light fixture; rather than neatly drilling a hole to run the electrical wires for the light, builder simply used a hammer to bash through the sheetrock, leaving a good 6"x8" hole in the wall.

11. Closet rack in master bedroom never anchored into wall; recently fell out of wall and is hanging by only one screw on one side.

12. Shoddy painting - some areas of house were never painted! Including inside of closet in bedroom #2, and tops and sides of many mouldings throughout the house.

13. Concrete driveway shoddily sanded down; large crack running down middle; many small cracks slowly developing into larger ones.

14. Obvious seams and creases in sheetrock in several rooms.

15. Rain falls down chimney (when flue is closed!) during heavy storms.

16. Weatherstripping underneath doors improperly installed; can see daylight coming in underneath front door.

17. Shelf clips missing in kitchen cabinets, causing shelves to bow over time.

18. Huge crack running down length of dining area wall.

Personally I am so disappointed in the quality of their workmanship I would never again entrust them to build me anything — not even a shed or a chicken coop for that matter.

I strongly recommend AGAINST buying a home or ANYTHING from DenMark Construction. I am not the only dissatisfied homeowner in DenMark's new Pigeon Pointe neighborhood. Before you consider buying one of DenMark's fine living establishments, ask yourself... 1 - Why is it that many people have already put their houses up for sale, after living in them for a mere 6 months to 1 year? 2 -

Why is it that several families have successfully taken DenMark Construction to court, or are in the process of pursuing legal action at this time? Ask around — talk to people in the neighborhood — contact the Franklin County courthouse and review the legal proceedings others have taken against DenMark — contact the North Carolina Attorney General's office to review the complaints against DenMark — contact Carolina Dispute Settlement Services as well as WRAL TV and ABC-11 for their dealings on DenMark — and talk to almost any realtor in the North Carolina area, who I have informed of the problems with DenMark's homes and who have chosen to no longer show DenMark's homes to prospective buyers.
