St Johns Trust, Al Destroyed home and broke contract we had for sale of our home Jacksonville Beach

Do not do business with these people!

There is a company called St John's Trust in Jacksonville that acts as a 3rd party agent to contract with sellers to purchase their home. Once they sign a contract with the seller, their role is to go find a buyer that will move into the home. These buyers are usually people who can't currently purchase a home due to poor credit and limited income. They move into the house and pay the mortgage (plus a mark up for St Johns) and then over time repair their credit (etc) and then supposedly purchase the home as soon as possible. When the house closes the seller then gets their agreed upon money from St Johns trust and the transaction is complete.

What they don't tell you is St John's trust will stick most any buyer in a home, even if they are not the type of people that could afford it or take care of it. St Johns trust makes money on the buyers fees they are paying every month so they have no reason to push the buyer to close. They don't have a time limit for the home to close and they do nothing to get the buyer to repair their credit, so they could keep this scenario going for years. The seller is then left to sit and wait for the buyer to hopefully have the desire to repair their own credit and want to close on the home, which often doesn't happen. If one day the buyers determine that their credit is not getting better and they don't have the money to close, then they will pick up and leave the house, usually in shambles. Then St Johns Trust will simply walk away from the contract with the seller and leave them high and dry with a trashed home...

They try to show you they have a legal contract and they will push the buyers to uphold the property, but the bottom line is they don't honor it. My house was given back to me and there were thousands needed in repairs. Not to mention past monies owed me and as well as the contract amount they were responsible for that they walked away from. I asked them to at least pay for the damages that their clients had caused and their response was, "if we get the money from them we will pass it along to you and otherwise sorry". The thing is I didn't have a contract with their client, I had a contract with them yet they wouldn't take responsibility for it and chances are they wont with you either..
