Couple of different items here. I am a former employee of Palm Harbor. I did not leave the company by my own terms. I was fired, so yes I'm mad.

There are a couple of major ways they stick it to their customers. One way is they do not shop for the best rates. A qualified prospect might get their application submitted to 2 banks, mostly it is just one, whoever is on their Palm Harbor's good side at that moment. Once the approval is recieved thats it. If rates go down it is rare for them to try and get the clients rate lowered

The biggest area they get one over on you is through what they charge for delivery, setup and A/C for the homes along with any land improvements.

A typical Single section home costs Palm Harbor 2000 to 2500 to deliver and set. That is done by an outside company. Palm Harbor though will "build in" to the price of the home at lease 3500 for delivery and set. Your A/C unit is the same. It is done by an outside company, they are charged around 2500 and they build in 3500 or more into the price of the home.

Anyone that gets a Land / Home package from them is really taken advantage of. They tell you they provide a PCM - Personal Construction Manager to you at NO CHARGE. They tell you he oversees all the work done on the land, etc. What he does is finds the outside contractors or companies to do all the work, gets their bids and then markes them up by 15% or more. So if your improvements actual cost is 25,000 they charge you an extra 3750 on top of that.

Multi section homes are worked the same way. Delivery and set typically run 4000 and they build in 7500. The A/C and land improvments are again padded.

Here is an average breakdown on a Doublewide home:

65000 - price the factory charges the sales center for the home
7500 - delivery and set
4000 - A/C unit
899 - 5 year warrenty (they tell you it is included, but you get charged for it)

Keep in mind they already have 5-6000 profit built into that above number
now they add on what they call Gross Profit (appropriate name) on a Doublewide home it is mandated to be a minimum amount around 7500. It may have changed since I was let go. However this part typically nears twice that amount and they have no qualms going even higher if they can.

How high they can go depends on how good of credit the client has. The better credit they have typically the higher they can go or the more $ you put down the higher they can go.

They also have a product called an REO. It is a home setup on land, FHA approved, that has been foreclosed on. Palm Harbor will buy it, refurbish it and then resell it. These home commonly have 30000 (thirty thousand) dollars of GROSS PROFIT or more built into them.
