Dishwasher: Reported by 3 different tenants to not clean the dishes. And after 4 seperate visits. And using CLR per one technicians recommendation. AHS considers it OPERATIONAL! Well, the tenant (s) haven't. And they live there, so after 4 service calls at $45 a pop. Its being replaced by my sister.

PLUMBING LEAK! Yes, one would think that a plumbing leak might be covered under the terms of their policy. So, the FIRST Plumber came out. Took his $45.00 pulled the right faucet fixture off. And said it didn't have a way to replace the cartridge. And that the parts were "obsolete". I said, does A & O Reed carry them? No. They are obsolete. Have to change out the entire system. Either by breaking the tile or going through the linen closet. But, to go through the linen closet and change it out is $600-700 and AHS isn't going likely to cover it! Ok. So, AHS sends out the second opinion. Who RUSHES over to test the water pressure coming into the house. Reports it to be 90-95 PSI. (too high. Could cause excessive damage!). Oh really? On an obsolete fixture??? Seems that an OBSOLETE FIXTURE might be 20-30 years old. Doesn't seem like that could be likely to last too much longer NO MATTER WHAT THE Water Pressure was? So, the first guy said. Mineral Deposits. This guy writes. Excessive water pressure. And about $493.00 to fix. So, I'm thinking... Its a leak. Seems like somewhere in the policy they should be responsible to FIX THE LEAK!??? NO. Ok. So, its been DISAPPROVED for too high of a water pressure!

Oh. I forgot the interesting part. We have a total of 5 REALTORS in our family. I for one no longer pitch AHS Home Protection Plans. For exactly this reason. I guess they forget the part where we are by default, part of their sales force! And if this is how they TREAT US. The Poor normal customer!

Heres what I EXPECT to happen when I call a Home Protection Plan out. I expect them to cover things that it says they will cover when they issue a policy. I DON't EXPECT them to run around trying to find reasons NOT TO COVER IT! And I think its going to be really interesting when we have another plumber out. At my sister's expense... To see WHAT the PSI is. And IF in the plumbers opinion Fidelity Policy would have covered this without a second opinion.

You know. Its not just the fact of whether they COVER the claim or not. Its the hassle. The time. And the headache involved.in this case, the notices to the tenant for entry to the property as well. MY TIME! It leaks. What more of an opinion than that do you need from a PLUMBER??? The rest was just a cope out.

Now, this past January, the same tenant called to say that there was a problem with the furnace... I will say that AHS REPLACED the furnace. But, my sister had to pay for about $425.00 worth of upgrades... No SEERS stuff. Just other things. AND, it took 3 visits. 2 plumbers, Gas Dept (who shut the appliance down) before they agreed!!! Then, the company who did the work didn't bid for the PERMIT to be included. Of course you need a permit! Again, another hassle... This is NOT WHAT THEY MARKET!
However, it was ultimately replaced, they reimbursed for the cost of 2 space heaters for the tenant to use. But, it took about 3 weeks to get this all resolved. And it was COLD! It was a big ticket item so we stuck with it. And the tenant stuck it out with us. But, again... It was a hassle. And the tenant wasn't impressed with the installers.

Home Protection Plans. Should not be an endurance test! Otherwise, call them that. Endurance plans. You pay. You play games with us. And we see who has the greater endurance! Thats what it feels like. And you cannot afford to do that when you don't live in the property.

My suggestion!!! Try Fidelity or First American! I have had less complaints about their services (less service calls to compare it to also though).
