Ripoff Bad PreSale Home Inspection

HVAC (The report said A/C could not be inspected due to low temperature at the time of inspection.) however, the Freon was low in upstairs unit causing it to freeze over during a pre-move in trip in May, and down stairs unit was found to need a new Heat Transfer Tube due to corrosion (holes) in tube which will allow exhaust into the home. This should have been picked up with a CO (carbon monoxide) test or a visual inspection. The cost for this repair will be between $700 and $1500 as noted verbally by Apex Heating and Air.

Plumbing Master Bath Shower Stall has a major leak which drains into the down stairs dining room. The cost for this repair is still unknown. I have removed all the old caulking and recaulked this shower stall and the unit still leaks. I am afraid this might be an in the wall piping or valve problem. If I have to call a plumber for this I know it will be costly.

Kitchen Range/Oven Oven does not ignite. Per the Gas Company, the unit was connected to the gas line improperly, bypassing the regulator under the house. The unit is connected to the gas line before the regulator allowing 2psi of gas to the range and oven. The unit should only have 1/2psi running to it. The gas company turned off the gas to the unit as it is deemed a danger to use as is. The cost for this repair is still unknown, but the gas company will be coming out to make this repair next Wednesday. It was verbally ballparked at ~$200.
