Within a year they are ready to sell the gas station to someone new in this business by showing attractive sale and profit on the books. Be aware that this profit is not a profit without the loss of gas price. They hide any lost in the gas price.
After they sell it to a new buyer they want buyer to pay them around 3 cents a gallon on sale of gas regardless of profit or loss plus a triple net lease.
