Ms. Hermin James; principal for Xavier Holdings, a liscensed real estate broker with Goldschmidt & Liebowitz (a make-believe company) and loan officer tele # "914-960-8772 offered me an opportunity to make $6,200.00 on top of my $31,000.00 that it took me 4 years to save up for so I could purchase of my first home! She explained that I needed more money for my down payment and that most banks need to show an individual has a certain amount in their bank account to warrant them issuing the applying party a loan or refinancing on an existing property, so she thought it a good idea for me to do this "GUARANTEED SAFE" deal.

She gave me a signed and notorized promissory note on March 27 after I gave her a certified citibank bank check of $31,000.00 and she and the contract stipulated that once the loan was issued by Empire Equity group (732) 942 2895 for a loan taken out by a Victor Cypher in wich she was the broker and the deal was closed, date (April 15); I would receive my principal of $31,000.00 plus 20% of my investment $6,200.00 for a total of $37,000.00.

After April 15th passed, I heard nothing whatsoever from Hermin James of Xavier Holdings, found out from my bank; Citibank, that she subsequentially cashed the check the day after she deposited it, have not heard from her since via phone, email, or standard mail. I've also discovered that "Xavier Holdings Inc." is in fact a corporation run out of "Mail Boxes Ect." and all of her phone numbers are answering service numbers.

I've been trying to get MY MONEY BACK EVER SINCE and warn any and everybody to steer far and clear of this woman who obviously speciallizes in both fraud and disception. Ultimately my money is gone but at least other innocents can now be forwarned about bottom feeders such as Ms. James
