Fudgeing appraisels so you borrow more than your house is worth ripoff

Ameriquest gave us a loan with an arm for two years when we went to refinance it they wouldent refinance it and when we went to other mogage companys theydid new appraisels and found out that our loan was higher than the value of our home we cant refinace anyware else so we are stuck paying whatever intrest rate they want to forse on us
They said our home was worth 115 tho and less than one year later it appraised at 70 i hope someone can help us
