Your Best rate Financial is a Scam. After searching around for the "best rate" I decided to go with this company. The loan officer told me and gave me a GFE that said I would be getting a rate of 6.25 on a 30 yr fixed. Total closing cost would be about $7200. I was also told that my loan would close in about 7-10 days. Well after waiting for 4.5 weeks I was sitting at the closing table looking at the fee sheet. They had totally misquoted me! They had my rate at 8.625 on a 3/27 with fees totaling over $15000!

I recently refinanced with another company and after all of that with Your Best rate. The news got even worse! I found out that the appraiser that Your Best Rate Had come out to my home was a scam. The appraiser had valued my home at over $32000 more than it was worth! What if I had closed with them? I would be stuck in my home until I wasn't upside down anymore! And that could take years!

If your read this Please dont ever use them. They are highly unprofessional and only out to see how much they can get out of you.
