Title Search Mistakes False Financial Info Ripoff

Princeton Assurance (referred to here as PA) is part of Weidel Group. They created many problems for me when I bought my home and it took many months for me to determine who had made these problems for me. One of the problems surfaced when my lender sent me a copy of the docs they received from PA. This mistake maybe the worst of all. According to PA: I evidently have filed a Chapter 7 and a Chapter 13 and have another large debt. This information was sent to my lender as part of the Upper Court Search. I was told by my attorney that the search was to focus on the Seller of the property and not me and that there are some facts about the search that are not understood. Aside from my name and not the Seller, my SSN was not used.

As a consequence, my report contains names of people that have debts that are not mine and their SSN's are not mine. This information is stated by the search company as being mine.

The supplier of this information, Charles Jones LLC, probably of Mercer County, did this search for PA. I was a resident of Pennsylvaniaand not NJ and they were evidently not even aware they were searching the Buyer's name. The information they were searching was provided by PA. The information was certified as my "two records."

Charles Jones is part of ChoicePoint. This may explain the problems I have experienced since buying this home. Had I not learned about these misrepresentations, I would have continued on wondering why I was having problems. Here are some of the problems created by PA, a company selected by my wonderful attorney, Debra Forman, Esq. Of Lambertville, NJ.:

- They directed by surveyor not to put out markers on the property after I specifically directed the surveyor to put out markers.

- They did not make sure I received my title policy at closing;

- They did not inform me I had a survey endorsement. The endorsement would have been helpful when trying to remedy the situation with the illegal well found on my property after purchase.

- From information provided by surveyor, he had no title search from PA. The title search says the property has a private well.

- Public records say the property has a private well.

- The title company hired by PA says that they will not assist me because there is no public record of my private well. When asked to help me with this issue, PA will only speak with Debra Forman, my attorney.

- Debra Forman will not provide information after dozens of requests.

- PA did not send lender the survey with the title search. If they did, the lender might discover that the well on the title search is not on the survey.

- PA submitted report to lender that includes information that is being certified as my information when it is not my financial information, causing this information to become part of my record with a bank and possibly with ChoicePoint;

On March 24 PA provided my attorney Invoice No. 139101, File No. NJ-1391-01, Customer I.D. FORMAN (my attorney). They sent the invoice to 22 North Main St., Lambertville, NJ 08530. The invoice was in the amount of $1028.00. It included the Owner's policy (me) $637; Lender's policy $25; Search Fee: $105; Form 9 $25; Environmetnal Protection Lein 25; Closing Letter $25; Survey Endorsment $25; Photocopy Charge $5; Overnight mail $31; Upper Court Search $35; Tax and Assessment Search $35; Cover record and rundown $35; Notice of Settlement $20. Ms. Forman and PA would not send me this invoice. The invoice was received at the end of 2004 after months of trying to get it. The lender provided the invoice.

I think PA should be investigated by the State of New Jersey to determine if they have violated laws that protect consumers and Buyes of real estate.
