Unreasonable charges on rental deposit after 3.5 years

In about April I was shown a home in Satellite Beach by McClusky Real Estate in Suntree that was managed by ERA Showcase Properties of Cape Canaveral (Karen Gunn). I decided to rent it and stayed there until Dec 3. Just over a year prior to this time I had received notice that the house was being foreclosed and I informed ERA.in October Liz Flom formerly of ERA and Karens fellow networking group member, got an offer for a short sale on the house with the provision that I move out rather quickly or in less than 30 days as specified in the lease. Since I could not do so, Liz lost the sale.

In a fit of anger, (my editorial) Karen sent me an official notice to vacate the property within 30 days. Along with it, she sent a list of things I needed to do to get my deposit back. This list was not a part of the lease. The parts I do not agree to and are not in the lease are 1) painting - it was not on the lease and 2) shampooing the carpet - the lease says clean carpet. 3.) Pressure wash the driveway.

Karen decided to withhold $514 for such things a painting (not in the lease) and pressure washing (not in the lease) and shampooing the carpet (not in the lease). I sent her an official letter replying that I could not agree and now I have received a form letter telling me she has sent my deposit money to an out of state landlord who doesnt have the money to make her house payment, and she expects me to collect the money from her. I feel that Karens actions were based on her disappointment in Liz losing the sale and as a result were designed to punish me for my inability to move out more quickly.in addition it seems to me that having me pay the prepare for sale expenses is a way to help her friend with a home that the owner cannot afford to maintain.

In my opinion, this Realtor/Property Manager has shown a lack of business and professional ethics because she thinks no one will waste time on a few hunders dollars.
