Dear Future employers, neighbors and residents:

I am a concerned resident at her current place of employment. Within the last few weeks, dozens of neighbors and I signed a petition for her replacement for a more qualified manager.in fact 25% of all owner occupied residents were obtained. The other 75% could not be reached.in fact 100% of all residents that were asked were dissatisfied with her performance.

First of all, she failed to provide competing bids on contract work at the condo complex for structural repairs. Second of all, she targets certain residents, protecting herself behind HOA attorney, Adrian Adams. Mr. Adams has numerous violations regarding code of conduct as well as violation of civil code. He attempts to practice law outside of his so-called expertise. She accuses them of harassment, and pretends she is now afraid for her own safety. She was instigating the battle consistently, seeking a conflict in the first place.

Third of all, her interpersonal skills are less than satisfactory. This may be an opinion but please continue reading further for some VERY SERIOUS facts regarding her previous place of employment, Oak Park Calabasas.

She apparently had the same issues at her previous place of employment? Coincidence? Please read:

1. Page 1 (4) Neda Firouz continues to be absent due to personal matters.
2. Page 31 6. The $5,000.00 check to the Association from the owners Unit #1 was identified.
However, the check was not cashed. Ms. Firouz's personal difficulties continue and she has not been able to return to her regular schedule.
3. Page 37 1. Regarding the fire in Unit 148, Neda Firouz was asked to obtain additional bids. She did not do so.

Further, Neda Firouz gave one week's notice and terminated her services as the Association's on site property manager on Friday, April 22. She left no report regarding the status of the Association's affairs. Further, it appears that Ms. Firouz did not open mail, did not deposit certain checks and did not record bills for many weeks, if not months. 2. After Ms. Firouz departed, it was discovered that the SBA loan had not been paid for three m onths. With the assistance of the Association's lawyer Jon Hayes, Esq., the delinquency was cured without imposition of late fees.
4. Page 38 WHEREAS, on March 19, the Association received a bid from V&M Restoration, Inc. For repairs and restoration in sum of $127,906.66 and on March 30, the Association received a bid from P.W. Stephens & Co., Inc. For asbestos removal in the sum of $15,392.50, for a total of $143,299.16; WHEREAS, the Association's on site property manager was requested to obtain other bids, but never did. WHEREAS, by virtue of the fact that more than six weeks have passed since the date of the fire, the Association wishes to finalize the bidding process and execute contracts as soon as possible so that repairs to the common areas and units can be expeditiously completed.

Additionally, Ms. Firouz filed a temporary restraining order against someone at her previous place of employment: WHEREAS, on April 4, a complaint was filed in the Los Angeles Superior Court against a Director of the Association for a civil restraining order against alleged harassment. This again had no legitimate basis. She wears stilletto heeled shoes and wears low-cut dresses and claims residents are now harassing her. Please keep in mind this woman is overweight and have never heard of an men ogling her as she claims.
